[olug] Local Server Hosting

What are your basic requirements?  Are you just looking for a cooled room to rack a server?  If you need security, fire protection, auditing; that's where the rates get stupid.  What kind of bandwidth will you need?

I have been really out of the loop on local server hosting lately. I am looking to find some place local to put a small server for various personal uses. Anyone have suggestions on local providers that don't charge stupid rates?
